Homes priced between 350,000 and 550,000 are a different story. There have only been 4 houses in this price range sold in the last 90 days. Wow - that's a big difference from the under $350K price range. If you have a home valued over $350K and you want it to sell, it must stand out from all the other homes on the market like a shiny diamond. Put yourself in the eyes of the buyer. What do they see? Buyers are very savvy and in order to attract the most attention possible, your home must be perfect. Sometimes the changes that have most impact are the least expensive. Your top priority should be to de-clutter. Give your home some curb appeal by putting fresh plants by the front door, wash your windows and put new light bulbs in all of your light fixtures. Another quick and inexpensive fix is a fresh coat of paint. 

From $550,000 - $3,000,000 there have been 3 homes sold and one pending sale in the last 90 days. One of them was a riverfront home on the island of Ortega that needed extensive remodeling. It was a big house (over 6,000 SF) on a large lot (an acre of land) and it sold for $2,500,000 in January. The other two sales were under a million.
